Located off the Golf Course Extension Road in Gurgaon India, Urbana Premium is a premium addition to the existing M3M Urbana project which is nearing completion on site. The project offers an upmarket mix of office and retail space.
The retail component is designed to read as a seamless extension of the parent development. The two projects are connected at basement and plaza level. This allows direct access between both phases and results in a single harmonious retail destination. Urbana Premium also includes a 7-screen multiplex cinema complex as a new entertainment anchor. The retail podium also accommodates a variety of food and beverage outlets providing a range of cafe and dining experiences, some of which are strategically located at grade to activate the streets and plazas with an ‘Al fresco’ component.
The design vocabulary for Urbana Premium is both contemporary and timeless. For the retail component, the architecture retains the clean lines and sharp angles of the existing project. The design enables optimized space planning for the retail frontage, whilst the office tower is designed as a clean efficient floorplate with a linear core on the west face, which offers shading to the office workspace.
The office tower is articulated through a system of recessed spandrel panels used to create a series of horizontal glass boxes which generates an elegant edge to the development and at the same time provides a visual connection to the glass boxes of the ground floor retail units. The unique identity of the development is further enhanced by a 3-dimensional ‘ribbon’, which wraps around the external envelope, and physically joins the retail component with the office tower.
At ground floor, the ‘ribbon’ forms a horizontal signage band for the retail and cinema complex, then rotates through 50 degrees sweeping up the façade of the office component in a dramatic diagonal line - further emphasizing the verticality of the office tower - giving a dynamic expression to the overall development. A strategically located water feature at the corner of the site gives the illusion of the tower emerging from the water.
Retail units are arranged around a Central Courtyard which opens out to the South east to enable visual connectivity with the existing retail offering at Urbana. This results in extensive retail frontages along both the main 60m-wide Sector Road, and to the landscaped plaza that connects the two phases of the project. Vertical circulation has been purposely located at this critical junction within the central courtyard so that the entire development becomes apparent as one moves up to the first floor level of boutique retail and food market or down to the hypermarket at basement level.
A large anchor space is provided at ground and first floor level at the pivotal location between the office tower entrance lobby and the Central Courtyard, allowing access from both sides. The triple-height lobby with its dynamic corner location and interlocking geometries is a fitting entrance experience for this high quality office space. At its northern tip, the office tower culminates in a series of stacked double-height atria, as a virtual extension of the entrance lobby below, allowing visual connectivity between every adjacent level. The sophisticated, yet subtle material selection includes a combination of clear glass, aluminium and light grey stone which highlight the modern and timeless qualities that characterize the development.
