Piramal Revanta Phase II builds on the solid foundations and principles established in phase I of this signature development, which is already at an advanced stage of construction. The setting for the project is a pristine 8.4-acre greenfield plot in Mulund, North East Mumbai, situated near the foothills of the Sanjay Gandhi National Park. Located off the Mulund Goregaon link road, the site boasts over 300m of frontage to this outstanding 104 sq km park, with uninterrupted views of the lush green hills surrounding Vihar Lake and Tulsi Lake. Often referred to as ‘the lungs of Mumbai’ the park plays a significant part in purifying the polluted city air.
Phase II - The masterplan
The Piramal Revanta Phase II masterplan has been developed to maximise direct views to the National Park and the surrounding area, with an exclusive urban oasis that visually opens up to the park and creates a uniquely green and tranquil environment, away from the hustle and bustle of the city. The masterplan is carefully planned around a central landscaped area with the podium and towers positioned around the Southern, Eastern and Northern periphery of the site, leaving the Western edge entirely open towards the National Park. The towers are purposely oriented to benefit from direct views to both the central green area and the park.
The scheme has been designed to become a real community, with a wide range of amenities and places to relax, exercise, socialise and celebrate life in general. The roof of the podium will offer a large raised park. This roof garden will connect all the residential towers of the development, and provide an integrated urban green space for all to share and enjoy. At ground level, a large state-of-the-art Clubhouse is located within the central green area at the heart of the development.
An access road runs around the perimeter of the entire podium, allowing each tower to have its own exclusive entrance lobby and drop-off experience. This perimeter road connects the grand entrance of phase I of the development to the south of the site to the two other secondary access points to the site.
Clubhouse and top of Podium amenities
A well-appointed clubhouse over two-storeys lies to the north of Tower 4, in the north-west quadrant of the site, and hosts an array of sports, leisure and activity spaces. A generous lobby with café leads on to changing facilities, with gym and yoga room beyond. The ground floor also houses a squash court and twin badminton courts within an ample double height multi-use space, which opens out onto the landscaped grounds and can be used for a variety of social events.
The first floor of the Clubhouse accommodates a business centre, spa, beauty salon, creche and library. A landscaped outdoor terrace at first floor offers views to the pool and surrounding landscaped area. A large elevated sundeck sits alongside the Clubhouse and includes a 25 x 10m swimming pool with separate kids’ pool and splash pad together with outdoor soft play area.
The Tower podium features many additional facilities for the convenience of apartment owners, such as jogging track, pet garden, yoga area, senior citizen area, sculpture garden, and kids’ playground.
Reaching up to 160m in height, Towers 3 and 4 are strategically located along the western edge of the podium, allowing lower floor apartments to face the central green area and National Park. This location enables the main facades of both towers to continue undisturbed from the ground to sky, emphasising their verticality. Facade articulation is key to how the massing of a high-rise structure is perceived. The vertical bands break down the mass of the structure and make the towers look slender and timeless. The facade is conceived as a series of bright vertical facade elements that reach from the ground to the very top of the superstructure, where they become free-standing wing-walls crowning the tops of the towers.
The development proposes an attractive mix of efficiently planned 1 to 4 bedroom apartments, with 4.5 and 5 bedroom duplex Penthouse apartments at the top of the towers, ranging in size from 170 to 220 sqm, to cater to a broad spectrum of professionals. The apartment layouts are carefully planned, to ensure the best possible use of available area allowing for optimised living space while minimising circulation space. With full height glazing to all living and bedroom spaces, each apartment takes full advantage of the views, maximising natural light and ventilation, while avoiding any overlooking between flats.
